I’m just min-maxing at this point. So getting the base is just the first step, rolling for it comes after. Highly unlikely I will get a good roll on the first try (as you said, it’s 340-400), so probably need to farm more Lo runes as I roll them. Min-maxing is more of a luxury, it’s good to have it, but it’s okay if you don’t, I’m perfectly fine using the gears I already have 
I do appreciate your input. Items tend to have a wide range of values as some people want the best value out of their sales, some just want to sell them fast.
And at the end of the day, everyone is entitled to their own opinion.
